Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is real money on a monthly payment. Yet buyers here did not stop.

The Real Estate Data Aggregator counted 2,954 homes sold across Primary market in the three months ending August 31, 2026. Another 3,109 were pending. Demand is still running.

Pending sales outnumbered new listings. That tells you buyers are absorbing supply as fast as it arrives.

The National Association of Realtors reported existing-home sales nationwide reached 3.99 million units in September 2026. Prices rose 1.3% from a year earlier, also per the National Association of Realtors. Primary market is moving in step with that national picture.

How each ZIP code stacked up

Not every ZIP moved the same way. Some saw prices dip a little. Others saw sales jump sharply. Here is the full picture from the Real Estate Data Aggregator.

Several ZIP codes saw prices dip a little from a year ago. That is honest. It also means buyers have some room to negotiate in those spots.

85340 Litchfield Park and 85206 Mesa both saw sales climb nearly 29%. That happened even as rates sat above 7%. Buyers in those areas made their move.

How fast are homes going under contract?

Speed varies a lot by ZIP. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing.

In 85363 Youngtown, 34.8% of homes went under contract within two weeks. That is nearly 1 in 3. In 85387 Surprise, that share was 8.6%. Same market, very different pace.

Days on market: the honest picture

Median days on market ranged from 53 in 85363 Youngtown to 97 in 85387 Surprise, per the Real Estate Data Aggregator. Not every home sold fast. But most ZIP codes were still closing deals.

Realtor.com reported a national median of 62 days on market as of October 22, 2026. Several ZIP codes here are sitting above that line. Price matters.

What sellers are getting versus asking

The Real Estate Data Aggregator tracked the average sale price as a share of list price. Most ZIP codes stayed close to asking.

85323 Avondale and 85363 Youngtown both hit 99.4%. Sellers there gave up very little from their asking price. That holds even with rates above 7%.

Months of supply: how much runway sellers have

Months of supply tells you how long it would take to sell every listed home at the current pace. Lower means less competition for sellers.

85378 Surprise had just 2 months of supply. 85363 Youngtown was at 2.1 months. Those are tight conditions for buyers. 85396 Buckeye sat at 4.9 months, giving buyers more options.

The rate reality

Freddie Mac put the 15-year fixed rate at 6.68% as of October 22, 2026. The 30-year sat at 7.32%. Realtor.com showed an average of 7.40% on October 22, 2026.

Rates climbed above 7% for the first time since January 2025, per Realtor.com. That is a real cost. Budget carefully before you commit.

The National Association of Realtors reported that U.S. inventory rose to 1.60 million homes in September 2026. More supply nationally can give buyers more choices and more leverage on price.

In short
  1. Rates are above 7%, but the Real Estate Data Aggregator counted 2,954 homes sold and 3,109 pending in Primary market in the three months ending August 31, 2026. Prices dipped a little in some ZIP codes and held steady in others.
  2. Speed and supply vary sharply from one ZIP to the next.
  3. A sharp price and a clear budget still matter most.
